Platform Services Agreement

Clear boundaries. Owner control. Platform-only services.

1. Purpose of This Agreement

This Platform Services Agreement (“Agreement”) explains how Lavida Platform provides software-based services to property owners and users across Canada (excluding Québec). It clarifies the scope of services, responsibilities, and decision-making authority. Lavida Platform is designed to support self-managing property owners by providing workflow tools — not to replace or assume the role of a property manager.

2. Platform Services

Lavida Platform provides software tools for:
  • Free rental listings
  • Tenant screening workflows (with owner approval)
  • Maintenance coordination workflows
  • Credit-based, pay-as-you-go usage
All services are initiated, approved, and controlled by the property owner.

3. What Lavida Does Not Do

Unless separately contracted in writing, Lavida does not:
  • Act as a property manager
  • Select or approve tenants
  • Hold or manage trust funds
  • Exercise decision-making authority
Platform usage does not create an agency, fiduciary, or property management relationship.

4. Owner Control

Certain platform workflows require credits. Listing creation is free Credits are used only when screening applicants or coordinating maintenance There are no monthly subscription fees Credits are non-refundable once used Credits are a method of accessing platform workflows, not a retainer or management fee.

6. Geographic Scope

Platform Services are available across Canada, excluding Québec. Property management services require a separate agreement and are currently offered only in Nova Scotia.

7. User Responsibilities

You agree to: Provide accurate property and listing information Comply with applicable residential tenancy laws Obtain lawful consent from applicants where required Use the platform in good faith and for lawful purposes

8. Limitation of Role

9. Changes to This Agreement

Lavida Properties may update this Agreement from time to time. Continued use of the platform constitutes acceptance of the updated terms.
