1. Compliance-First Platform Design

Lavida Platform is designed to support compliant property operations while preserving owner control and decision-making authority.

2. Platform vs. Property Management

Lavida Platform provides platform services, not property management by default. No automatic agency relationship No delegated decision authority No trust account handling This distinction is central to how the platform operates.

3. Owner Decision Authority

All critical actions require owner approval, including: Applicant screening requests Tenant placement decisions Maintenance coordination approvals Lavida does not take independent action on behalf of owners.

4. Consent & Transparency

Applicant screening requires explicit consent. Platform actions are logged and traceable for accountability.

5. Regulatory Awareness

Property owners are responsible for complying with applicable: Residential tenancy laws Human rights legislation Privacy and data protection obligations Lavida Platform provides workflow support but does not provide legal advice.

6. Geographic Limitations

Platform Services are available across Canada, excluding Québec. Any full property management services require a separate written agreement and are currently limited to Nova Scotia.

7. Continuous Improvement

Lavida Platform regularly reviews workflows and controls to support compliance, transparency, and risk reduction for users.
